The last remaining ‘golden egg’ of land in Seoul will soon be transformed into a ‘future city complex’ modeled after New York’s Hudson Yards. For the first time ever, the Seoul Metropolitan Government has decided to allow ultra-high-density development with a floor area ratio of 1500% or more to which the minimum location regulation zone has been applied. The minimum location regulation zone is a special regulatory exception that separately sets the allowable use, floor area ratio, building-to-land ratio, and building height without being subject to location restrictions according to the use area and the like.
