These days, in terms of investment scale and financial commodification level, logistics centers are nearly as ubiquitous as office buildings. In 2011, the volume of logistics center transactions in the Seoul Metro Area (Seoul, Gyeonggi Province, and Incheon) stood at 15 and KRW 268 billion, but as of 2021 this has risen to 82 and KRW 5,458.8 billion. The transactions have increased upwards of twentyfold within the past decade. The proportion of real estate funds and REITs as buyers of logistics centers in the Seoul region was also under 30% on average in the early 2010s based on the transaction amount, but has now reached 90% in 2021.
